Information for Tenants

Your first step is to call us and provide us with brief details about yourself and about the type of accommodation you require. We will be able to quickly confirm whether we have suitable properties for you to view. Even if your property search isn’t urgent, we can take your details and, with your permission, contact you as soon as suitable properties become available.

Finding a new home or room to rent in and around Croydon, Redhill and Gatwick

We recommend that you start looking for your new home about two months before you wish to move, as smart properties close to local amenities are always snapped up quickly.

Honeysuckle Homes’ tenancies are granted for a minimum term of 6 months on Assured Shorthold Tenancy agreements, longer if we both agree that this makes sense for your level of affordability, employment and rental history.

At Honeysuckle Homes, we ensure that:

  • All of our managed buildings have their Gas Safe certificate, undergo electrical safety inspections, and use furniture that meet furniture and furnishings fire safety regulations.
  • All Tenancy Deposits are held in accordance with Government’s Deposit Protection Regulations. You will find our deposit scheme Landlord ID on the front of your contract.

Flexible Property Viewings

Once we find a suitable property, we will call you to arrange a viewing. We aim to be as flexible as possible and will show you properties during the day, at evenings, or at weekends. We do have to consider the schedule of our existing tenants so we will do our best to accommodate everyone’s needs.

All of your property viewings will be accompanied by a member of our lettings team, which enables you to ask questions on-site and make up your mind before another tenant applies to rent the property you want.

Please note that we treat our tenants professionally and we are highly likely to refuse an application for any prospective tenant who is rude to our team or who fails to turn up for an appointment, without prior notice.

Your Rent

Rents are quoted on a ‘per calendar month’ (PCM) basis, unless otherwise stated. In addition to your rent, you must budget to pay your utility suppliers directly for: council tax, water rates, gas, electricity, and telephone costs.

If you rent one of our shared houses it is likely that all of your utility bills will be included in the cost of your rent and that the property has complimentary wifi. Our property listings and staff will confirm whether your rent is inclusive of bills before we share our Tenant Application Form with you so you understand what financial commitment you are taking on.

Your rent is payable monthly in advance by standing order (unless alternative arrangements are agreed in advance) to our company bank account. All payments are electronic so you have proof of your payment. Our team will never ask you for cash payments. Your first month’s rent is due as cleared funds prior to keys being released to you so this will be required as an electronic payment in advance of you moving in.

Your Application and Reservation Deposit

Once you know which property you’d like to rent, you will need to complete our Tenant Application Form. At this point, any details or requirements can be provisionally agreed, such as occupancy date, duration of the letting, etc.

On application, a Reservation Deposit will be required. If your tenancy goes ahead, this sum secures the property and will be off-set against any costs you need to pay prior to you taking possession of your new home.

If we decline your application, your Reservation Deposit will be refunded minus any applicable costs incurred. It will not be refunded if you decide not to proceed for any reason, or if the tenancy fails to proceed due to incomplete or inaccurate information provided in the tenancy application and referencing process.

References

We will undertake referencing to ensure that you are a good fit for a particular property.  Normally a reference will be required from your employer, a former landlord and from someone who has known you for 5 years or more (a character reference). In addition, your ID will be independently verified and a credit check will be undertaken.

It is your responsibility to provide us with accurate information and all the necessary documents to enable us to process your application and carry out reference checks. These include:

  • Photo ID (Passport / driving licence etc)
  • Proof of current address (at the time of the referencing)
  • Proof of income (pay slips / bank statements from previous 3 months)
  • Completed, and signed, Tenant Application Form
  • DBS check – if you have a DBS check for your current job, sharing this with us will help your application (e.g. care workers and teachers).

Failure to provide the above evidence within a seven day period from the date of completing your Tenant Application Form and paying your Reservation Deposit will mean that the property will be re-marketed to other tenants. In this instance, your Reservation Deposit will be refunded.

Guarantors

If your background checks don’t quite meet our required income or credit scores, you may choose to appoint a Guarantor or e may request one. This is a person who agrees to underwrite any liabilities your household incurs under your tenancy agreement. Your Guarantor will also need to undergo the same background and credit checks in order for us to assess their suitability.

Your Tenancy Deposit

A Tenancy Deposit is the equivalent to five weeks rent is required upon signing your Tenancy Agreement to secure the property.

Your deposit will be held by us until the end of your tenancy. The deposit is held to cover any breakages, damage (dilapidations), rent arrears or other liabilities due under your Tenancy Agreement. The day you leave our property one of our team will be available to agree the condition of your home before you physically leave the building so there is no confusion over what is due, if anything, and how much of your deposit you will be refunded.

Please note that you cannot use your tenancy deposit to cover rent.
