Information for Tenants

Your first step is to register on our website. You just need to provide us with brief details about yourself and about the type of accommodation you require. We then search our database for suitable properties for you to view. If your property search isn’t urgent, we will store your details and will contact you as suitable properties become available.

Finding a property in and around Croydon

We recommend that you start looking for your new home about two months before you wish to move, as smart properties near lots of local amenities are always snapped up quickly. Our tenancies are granted for a minimum term of 6 months.

At Honeysuckle Homes, we work with landlords to ensure that:

  • All of our managed properties have their Gas Safe certificate, undergo electrical safety inspections, and use furniture that meet furniture and furnishings fire safety) regulations.
  • All Tenancy Deposits (bonds) are held in accordance with Government’s Deposit Protection Regulations.



Rents are quoted on a calendar month basis, unless otherwise stated. In addition to your rent you must budget to pay for: Council Tax, Water Rates, Gas, Electricity and Telephone costs.

Your rent is payable by standing order (unless alternative arrangements are agreed in advance) to our Company bank account/your landlord’s bank account monthly in advance. Your first month’s rent is due as cleared funds prior to keys being released to you.

Flexible Property Viewings

Once we find a suitable property, we will call you to arrange a viewing. We are as flexible as possible and will show you properties during the day, at evenings, or at weekends.  We do have to consider the schedule of our existing tenants so we will do our best to accommodate everyone’s needs.

All of your property viewings will be accompanied by a member of our lettings team, which will enable you to ask questions on-site and make up your mind before another tenant applies to rent the property you want.

Your Application and Reservation Deposit

Once you know which property you’d like to rent, you will need to complete our Tenant Application Form. At this point any details or requirements can be provisionally agreed, such as occupancy date, duration of the letting, etc.

On application, a Reservation Deposit will be required. If your tenancy goes ahead, this sum secures the property and will be off-set against any Fees you need to pay prior to you taking possession of your new home.

If we or the Landlord decline your tenancy application the Reservation Deposit will be refunded minus any applicable costs incurred. It will not be refunded if you decide not to proceed for any reason, or if the tenancy fails to proceed due to incomplete or inaccurate information provided in the tenancy application and referencing process.

If the landlord decides to withdraw their property from the market, then we will give you the option to transfer your Reservation Deposit to another property.


We will undertake referencing on behalf of the Landlord. Normally a reference will be required from your employer, a former landlord and from someone who has known you for 5 years or more (a character reference). In addition, a credit check will be undertaken.

It is your responsibility to provide us with accurate information and all the necessary documents to enable us to process your application and carry out reference checks. These include:

  • Photo ID (Passport / driving licence etc)
  • Proof of current address (at the time of the referencing)
  • Proof of income (pay slips / bank statements from previous 3 months)
  • Completed, and signed, Tenant Application Form

Failure to provide the above evidence within a 14 day period from the date of completing your Tenant Application Form and paying your Reservation Deposit will mean that the property will be re-marketed to other tenants. In this instance, your Reservation Deposit will be refunded but you will forfeit your Agency Fee.


If your background checks don’t quite meet the landlord’s required income or credit scores, you may choose to appoint a <b>Guarantor</b>. This is a person who agrees to underwrite any liabilities your household incurs under your tenancy agreement. Your Guarantor will also need to undergo the same background and credit checks in order for us to assess their suitability.  This service incurs a fee.

Your Tenancy Deposit

A Tenancy Deposit equivalent to six weeks rent is required prior to keys to your new home being released to you.

Where Honeysuckle Homes is managing the property, this deposit will either be held by us and covered by insurance, or passed to your new landlord. We will inform you in writing which option is used for your tenancy. Where we are not managing the property any tenancy deposit which is required will be managed by the Landlord.

The deposit is held to cover any breakages, damage, rent arrears or other liabilities due under your tenancy agreement. Where Honeysuckle Homes is the managing agent, we (or our inventory clerk) will check the property with you on your move-out day and will assess  any potential damages and deductions due (that aren’t fair wear and tear).

Please note that you cannot use your tenancy deposit to cover rent.
